About Qasr

What is Qasr?

Qasr is an independent buying adviser for residential property in Dubai. It publishes what property in Dubai actually sold for and, where the records allow it, what it lets for, from Dubai Land Department records, and then sources and negotiates the specific property for a buyer through licensed channels. It runs no listings board and advertises no property.

Who is behind it?

Qasr was founded by Alex Whayman, a RERA-registered broker, BRN 33206, registered with the Real Estate Regulatory Agency, Dubai Land Department, with 12 years in Dubai residential property. Advice on this site is his; nothing here is syndicated or written by a content agency.

Where do the numbers come from?

Every price, rent and yield on this site is derived from Dubai Land Department open data: recorded sale transactions from 22 March to 18 September 2026, and new Ejari rent contracts registered 19 August to 17 September 2026. The data was pulled 18 September 2026, 20:32 UTC. Nothing is an asking price and nothing is a forecast.

  • · Before a figure is published it is audited: the pull is checked against the DLD’s own record counts and the figure is re-derived from the raw records. Only figures that pass are shown. Where one does not, the page says what is withheld and why instead of leaving a blank.
  • · A community is priced only when it has at least 30 recorded sales in the window. Ready and off-plan sales are priced separately, because they are different markets.
  • · Sale areas are converted from square metres at 10.7639 sq ft per sq m. Rent areas are not recorded in one consistent unit, so each contract’s unit is inferred from its own rent and ambiguous contracts are dropped.
  • · Rents are new contracts only. Renewals are capped by the RERA rental index and lag the market.
  • · Gross yield is a cohort statistic across an area’s rented and sold stock. It describes the market, never the yield of one unit. It is published only where the rent records can be shown to belong to the same buildings as the sales, and each yield names the rent records it uses.
  • · We do not publish a city-wide rental yield. The DLD files many rents under a land-registry district rather than the community the sales use, and for a large share of communities the rents that carry the community's name mostly belong to other communities' buildings, or cannot be matched to any building that sold. A median across those would mix unlike things.

How is Qasr paid?

On a resale purchase the market-standard agency fee of 2% of the price plus VAT applies, and it is disclosed before any offer is made. On an off-plan purchase the developer pays the agency and the buyer pays nothing to Qasr. We tell you which applies before you commit, and we are not paid by any conveyancer or lawyer we introduce.

Why are there no listings?

Advertising a specific property in Dubai requires a Trakheesi permit issued to a licensed brokerage, with the permit number shown on the advertisement. Rather than run a listings page it is not licensed to run, Qasr does the half that needs no permit: telling a buyer what a place is worth. Sourcing the individual property then happens through licensed channels.

What does a Dubai purchase cost on top of the price?

Roughly 6–8% on a resale, made up of the following. Every community page repeats this list so a headline price is never mistaken for the money required.

DLD transfer fee4% of the purchase price
Paid to the Dubai Land Department on transfer, plus a fixed admin charge. Commonly borne by the buyer despite being nominally split.
Registration trustee feeAED 2,000–4,000 + VAT
Charged by the trustee office that processes the transfer. Scales with price band.
Agency fee2% of the purchase price + VAT
The market standard on a resale. On off-plan the developer pays, and we tell you which applies before you commit.
Mortgage registration0.25% of the loan + AED 290
Only where you are financing. A non-resident mortgage typically needs 20–50% down.
Developer NOCAED 500–5,000
On a resale, the developer's no-objection certificate is required before transfer. The fee is theirs to set.
Oqood registration4% of the price
Off-plan only. Registers the interim sale on the DLD's off-plan register, and should be paid into the project's escrow account.
