Dubai property, on the numbers

The price a place was worth.

We do not run a listings board. We tell you what property in Dubai actually sells for, what it actually lets for, and what is registered to be built — from the Land Department’s own records — and then we find and negotiate the specific property for you.

Prices people actually paid, not asking prices

Source: Dubai Land Department open data. Recorded sale transactions (flats, villas and hotel apartments) from 22 March to 18 September 2026; new Ejari rent contracts from 19 August to 17 September 2026. Not asking prices. A community is priced only with at least 30 recorded sales. Pulled 18 September 2026, 20:32 UTC.

This week on the ledger

Palm Jumeirah is two markets.

The median recorded sale on the Palm was AED 3,215 per sq ft. That one figure hides the real story: ready homes sold at a median of AED 2,382 per sq ft and off-plan at AED 5,814. Which of the two you are buying matters more than the address.

How we are different

Recorded, not asked

Every figure here comes from a registered transaction or an Ejari contract. An asking price is what a seller hopes for. We work from what the market actually did.

The real cost, not the headline

A Dubai resale adds roughly 6–8%: the 4% Land Department transfer fee, the trustee fee, and a 2% agency fee plus VAT. Off-plan, the developer pays the agency fee. The about page sets them out in full, before you ask.

We show the uncertainty

Where a sample is too thin to price, we say so instead of quoting a median off four sales. Where a figure cannot be stated honestly, such as a yield whose rent records cannot be matched to the homes that sold, we withhold it and say why.

Why there are no listings on this site

Advertising a specific property in Dubai requires a Trakheesi permit issued to a licensed brokerage, and the permit number has to appear on the advertisement. Rather than run a listings page we are not licensed to run, we do the half that needs no permit and is more useful anyway: telling you what a place is worth. Sourcing and negotiating the individual property then happens through licensed channels, with you.
