No single area-wide median is given. Business Bay's sales mix flats and hotel apartments that price far apart, so one median would describe the mix rather than either market. Use the figure for the property type.
Ready against off-plan
These are two different markets in the same place. Blending them gives a number describing neither, so they are kept apart. Across Dubai, off-plan typically sells above ready per square foot; the market page has the city-wide comparison.
What does Business Bay let for?
Yield withheld. The rent records do match Business Bay's own buildings, but the sale side mixes property types and off-plan sales priced well above ready, so a yield against it would describe the sales mix. The method for this is under review.
What is being built?
The DLD’s project register lists active projects by land-registry district, which does not line up neatly with community names, so we do not attach projects to this page. The project register page lists the active projects with a registered end date in 2026, with the DLD-inspected progress and whether an escrow account is registered.
