Damac Hills property prices

Recorded residential sales, 22 March to 18 September 2026

Figures are for the DLD area named “Damac Hills” only. That is not the same thing as the whole DAMAC Hills 2 master community, which the land register splits across several areas.

What does property in Damac Hills cost?

Damac Hills (the DLD area of that name) had 598 residential sales recorded by the Dubai Land Department from 22 March to 18 September 2026. In the DLD area “Damac Hills”, the median across all recorded sales was AED 1,732 per sq ft, with the middle half between 1,397 and 1,835. That single figure mixes two markets: ready homes sold at a median of AED 1,305 per sq ft (186 sales) and off-plan at AED 1,809 (410 sales). The gross rental yield on ready stock was 7.43% per sq ft, from 400 new Ejari contracts registered 19 August to 17 September 2026 against 186 recorded sales of finished homes; the median rent per sq ft from new Ejari contracts filed under the land-registry district Al Hebiah Third, where Damac Hills's buildings' rents are registered, over the median price per sq ft of ready homes only. Data pulled 18 September 2026, 20:32 UTC.

Ready against off-plan

These are two different markets in the same place. Blending them gives a number describing neither, so they are kept apart. Across Dubai, off-plan typically sells above ready per square foot; the market page has the city-wide comparison.

  • · Rents are the new Ejari contracts filed under the land-registry district Al Hebiah Third, where Damac Hills's buildings' rents are registered, matched to the projects that sold here.
  • · The sale side is ready homes only — 186 recorded sales. Off-plan sales are excluded: a rent is paid on a finished home, so dividing it by an off-plan price would compare two different things.
  • · Gross yield per sq ft is the median rent per sq ft over the median price per sq ft of ready sales. The cohort measure — median annual rent over median sale price — is not given, because this pull has no ready-only median price to use.
  • · Both yields are cohort statistics across an area's rented and sold stock, which are different properties with a different size mix. Neither is the yield of any particular unit.

What is being built?

The DLD’s project register lists active projects by land-registry district, which does not line up neatly with community names, so we do not attach projects to this page. The project register page lists the active projects with a registered end date in 2026, with the DLD-inspected progress and whether an escrow account is registered.
